Text description provided by the architects. Imperial Doncaster is a multi-unit residential development on a steeply sloping site off Williamsons Road opposite the Westfield development in Doncaster. The development comprises 96 units, predominantly 2 bed, with a series of large penthouse apartments and 3 bed units.

The Buchan Group’s design for the development is focused on the downsizing owner-occupier with bigger apartment sizes and generous balcony spaces. The design takes into consideration the local suburbs, parks, shopping centre and already established businesses. A balance was sought between the economical, environmental and aesthetic.

The design responds to the existing landform, stepping down to the west, to both mediate with the existing suburban fabric and to create large planted terraces for penthouse units that benefit from panoramic city views.

To the busier, Williamsons Road side, a mini-glass tower defines the street presence with a perimeter balcony skin of glazed units and terracotta baguettes which provide visual and acoustic privacy. Below, a double height sunken garden leads to the entry lobby with integrated building artwork.

The longer northern façade is screened for privacy and solar protection by perforate aluminium shutters that can be retracted, following the balcony profile.

A brick base defines the lower level duplex units and continues to be expressed in the retaining walls of the stepped landscape to the perimeter.

A point of difference in the interior design is the intelligent use of space.
