Emphasizing the narrative of reuse and resilience, Hotham reimagines a 1937 interwar bungalow into a sustainable contemporary home. Designed by Austin Maynard Architects, the project preserves the original brick cottage while adding two pavilions, blending neighbourhood heritage with eco-conscious innovation. Every material and layout choice speaks to a commitment to reducing embodied carbon and honoring the suburb’s architectural history.

The design’s heart lies in preserving the existing fabric: salvaged red bricks and roof tiles are reused in new construction, maintaining a tangible link to the past. The original cottage forms the central core, connected to two new pavilions via glazed corridors. One pavilion houses insulated bedrooms, offering a quiet retreat, while the other opens to the garden as a social hub. Frameless glass at the ends of the central circulation spine blurs indoor-outdoor boundaries, flooding spaces with daylight and garden views.

Tailored to Canberra’s extreme climate—hot summers, cold winters, and large temperature swings—the home features a highly insulated envelope. Thermally broken double-glazed windows, robust insulation, and external shading mitigate temperature extremes. The concrete slab floor acts as thermal mass, absorbing winter sun and releasing warmth gradually. Cross-ventilation through operable glazing cools interiors naturally in summer, while an electric hydronic heat pump system provides gentle heating, creating a comfortable year-round haven.

Sustainability extends beyond the envelope to energy and water systems. A 7.7 kW rooftop solar array powers the fully electric home, with provisions for future battery storage. Efficient heat pumps run heating, hot water, and pool systems, while a 5,000-litre rainwater tank irrigates the garden. Permeable paths and preserved mature trees reduce stormwater runoff and cool the surrounding area, embodying a holistic approach to eco-conscious living that nurtures both the home and the environment.

The material palette prioritizes durability, low maintenance, and low embodied carbon. Polished concrete, terrazzo, natural stone, and ethically sourced timber form internal finishes, avoiding unnecessary decoration. Externally, the new pavilions mirror the original bungalow’s scale and roof pitch, blending seamlessly into the streetscape. This modesty from the street belies a thoughtfully crafted interior where raw materials and functional design create warmth. Hotham proves that adaptive reuse can honor the past, serve the present, and protect the future—one brick at a time.
